Clear the unit before the trades arrive
The single most common turnover mistake is scheduling paint, carpet, and repairs while the abandoned furniture is still sitting in the living room. Every trade that walks into a cluttered unit works slower, charges more, and often reschedules. Get the property empty first. A painter working in an empty two bedroom can finish in a day. The same painter working around a couch, three mattresses, and a pile of boxes will burn most of a second day just moving things.
For most Tucson rentals, a full clear out is a half load to a full load. That is a single visit, usually two to four hours, and the unit is ready for trades the same afternoon.
Do the walkthrough with a camera, not a notepad
Photograph every room the day the tenant hands back keys. Wide shot from the doorway, then close ups of anything heavy or awkward. Those photos do two things at once. They document the condition for any deposit dispute, and they let a hauler price the job before anyone drives out. Text the same photo set and you have a number back fast instead of waiting on a site visit that has to be scheduled around three calendars.
