Buyers form an opinion in the first three photos. This is the single highest leverage timing change an agent can make. Photos are permanent. A house cleared after photos but before showings still carries cluttered photos across every portal.
What to clear first for the biggest visual return
- Garage. Buyers in Tucson care about garage capacity and heat rated storage. A full garage reads as a small garage.
- Yard and side yard. Dead vegetation, broken pots, and stacked materials undercut curb appeal immediately.
- Extra furniture. Rooms photograph larger with fewer pieces, not with staged fullness.
- Anything broken. A dead appliance in place signals deferred maintenance across the whole house.
- Closets. Buyers open them. Full closets read as insufficient storage.
